Office Graphics & Interior Branding in Vancouver

Everything that makes an interior look like your company, not like the last tenant.

Office graphics are everything that makes an interior look like it belongs to your company rather than to the last tenant: the logo on the reception wall, the frosted band across the meeting-room glass, the room numbers, the wrapped reception desk, the feature wall people photograph. Individually they are small jobs. Together they are the difference between a finished space and a leased shell with your furniture in it.

Caspian Signs & Graphics designs, prints, fabricates and installs the whole office package for companies and property managers in Vancouver, Burnaby, North Vancouver and across British Columbia. One supplier, one site visit, one install — instead of three trades turning up on three different evenings.

What an Office Package Costs

Offices are quoted as a package, because almost nobody orders one item. The number is driven by how many pieces there are, how many are printed versus fabricated, and whether we are installing during the day or after hours.

Send us the floor plan, or even a walkthrough video on your phone, and we will come back with a schedule: every item, the location, the material and the price against each line. You can then cut or add before anything is made.

What changes the price

Number of itemsThe site visit, the design time and the install trip are shared across the package, so a full package costs far less per item than three separate orders.
Printed or fabricatedApplied vinyl and printed film are the least expensive. Cut acrylic or metal letters, light boxes and wrapped millwork cost more.
Glass areaFilm is priced by the square foot of glass, the same as any window film.
Design workWorking from your brand files costs less than laying the whole interior out here.
Install timingAn empty floor before move-in is the cheapest. An occupied office after hours costs more.
Building requirementsCertificate of insurance, after-hours access and loading-dock booking all add coordination time.
PhasingOne visit beats three. If the fit-out is phased, tell us so we can plan the trips.

What Goes Into an Office

Where the Money Is Best Spent

If the budget is tight — and in a tenant improvement it usually is by the time signage comes up — there is a reasonably reliable order of priority.

First, the reception wall. It is the one surface every visitor looks at, it is in the background of every photograph taken in your office, and a dimensional logo there does more for how the space reads than anything else of the same cost. Second, glass film on meeting rooms, because that is a working problem and not just a cosmetic one — people cannot hold a confidential conversation in a glass box. Third, room identification, because a space where visitors get lost feels unfinished no matter how good it looks.

Feature walls, wrapped millwork and floor graphics come after those. They are the pieces that make an office memorable rather than merely finished, and they are also the pieces that are easiest to add later in a second phase.

Office Districts We Work In

Downtown core & the financial districtGlass towers, floor-to-ceiling glazing, strata and building standards on top of what you want. Certificate of insurance and after-hours access are routine here.
Yaletown & GastownConverted brick warehouses housing creative and tech firms. Exposed brick does not take standard vinyl, so feature walls here are usually mounted panels rather than applied film.
Mount Pleasant & the Broadway corridorStudios, agencies and a dense run of clinics. Privacy film and room identification are the bulk of the work.
Cambie, Oakridge & South GranvilleMedical, dental and professional suites in mixed-use buildings. Small packages per tenant, repeated as suites turn over.
Metrotown, Brentwood & LougheedBurnaby office towers. Building sign criteria often set the specification before you do.
Big Bend & Still CreekWarehouse and industrial offices, often a mezzanine overlooking the floor. Privacy film, safety signage and wrapped millwork.
Lonsdale & HarboursideNewer North Vancouver office space with water views. Clients want the view kept, so film sits low and the glass stays clear at eye height.
Richmond & BridgeportBusiness parks near the airport. Bilingual signage is common and best planned into the layout from the start.

Working in an Occupied Office

Most of this work happens in offices people are using. We install in the evening or at the weekend where the floor cannot be disturbed, we carry liability insurance and WorkSafeBC coverage and can send the certificate straight to building management, and we protect floors and furniture — film goes on wet, and adhesive work makes dust when old graphics come off.

Where a fit-out is phased, we work from drawings before the space is finished, hold production until the walls are painted and cured, and install around the other trades. We keep your artwork and specifications on file, so a sign ordered a year later matches the ones installed today instead of being almost right.

For Property Managers

If you look after several buildings, the office graphics work repeats endlessly: a suite turns over and needs the old tenant’s branding removed and the new tenant’s installed, the lobby directory needs a new strip, a tired reception area needs refreshing between leases. Removal matters as much as installation here, because a suite handed back with ghosted adhesive and holes in the drywall is a suite that shows badly.

We take old graphics off cleanly, tell you honestly when a wall will need touching up rather than discovering it on handover day, and keep the specification for each building on file so repeat items match. Send us a list and we will quote it line by line.

Our Process

  1. Free site visit and quote — we walk the space and build a schedule of every item.
  2. Design proof — you see the graphics on photographs of your own space before anything is made.
  3. Production — printed, cut and fabricated in our Vancouver shop.
  4. Installation — one visit where possible, after hours where needed.
  5. On file — we keep your specification so later additions match.

Frequently Asked Questions

Can you do the whole office in one visit?

Usually yes, and it is cheaper that way because the site visit, the design time and the install trip are shared across the package. Where a fit-out is phased we plan the trips with you.

We are in a leased office. Will this damage the space?

Not if it is specified properly. We use films and adhesives that come off cleanly at the end of a term, which is what most leases require. Tell us the space is leased and we will choose accordingly.

Can you remove the previous tenant’s branding?

Yes, and it is a large part of what we do for property managers. We take old graphics off cleanly and will tell you in advance if a wall is going to need touching up.

Do you work after hours?

Yes. Most office work is scheduled in the evening or at the weekend so nobody is disturbed. We can provide a certificate of insurance for building management.

Can you work from our designer’s drawings?

Yes, and it is usually cheaper. Send print-ready files and we produce to them. If something needs adapting for a wall size or a glass panel, we will tell you what needs changing rather than guessing.

What should we do first if the budget is limited?

The reception wall, then privacy film on the meeting rooms, then room identification. Those three make a space read as finished. Feature walls and wrapped millwork are the natural second phase.

Which areas do you cover?

Across Greater Vancouver — the downtown core, Yaletown, Gastown, Mount Pleasant and the Broadway corridor, Cambie and Oakridge, Metrotown, Brentwood and the Big Bend area in Burnaby, Lonsdale and Harbourside in North Vancouver, and Richmond.

We design, produce and install reception logo walls, glass privacy film, feature walls, room signage, wrapped millwork and floor graphics for offices across Vancouver, Burnaby, North Vancouver and the rest of British Columbia.

Caspian Signs & Graphics carries liability insurance and WorkSafeBC coverage, so your project is protected from start to finish.
